Oberizon works as a commercial general contractor on new build-outs and full fit-outs, from a single retail unit to a multi-suite floor. One team holds the scope, the budget and the schedule, so there is no gap between who priced the job and who runs it. That is the difference between a commercial builder and a broker with a list of subtrades.
We hold the prime contract, carry the trades and answer for the deficiency list. Nothing is subcontracted out of our control.

Scope, budget, schedule and inspections sit with us. The owner signs one agreement rather than coordinating eight.
Restaurant and retail work is a services problem wearing a finishes costume. Grease interceptors, make-up air, exhaust routing and grease-duct fire separation decide both the budget and the permit route, and none of them are visible in a mood board. We price those first and the finishes second.
Exhaust, make-up air and interceptor requirements are confirmed with the municipality and the health authority before a layout is priced.
Storefront glazing, exiting and accessible routes drive the shell work. Fixtures and finishes follow the base-building condition.
Retail becoming food service is a new occupancy classification. It triggers exiting, ventilation and washroom requirements the previous tenant never had to meet.

Our office is on Foster Street in White Rock and we work across fourteen Lower Mainland cities, from the Semiahmoo Peninsula to Chilliwack. Everything is run from that office rather than handed to a local sub, so the site supervisor on your job is the one you met. If your address is outside that area we will say so rather than take the drive.
