Commercial Construction

A commercial build is won or lost on the permit sequence, long before anyone breaks ground.

The short answer

What does it cost?

A commercial construction contractor earns the fee before site work starts. Base-building services rarely match what the drawings assume, so we verify electrical capacity and make-up air before pricing rather than after.

2026 range

$300,000 – $550,000

$120–$220 per sq ft turnkey — typically $300k–$550k for a 2,500 sq ft space.

That is the published range. Set your own square footage and finish level for a number against your actual space — no form to see the result.

What's included

Scope of the work.

Commercial spaces built around operations, access, finish quality, inspections, and business continuity.

  • Commercial build-outs and tenant improvements
  • Trade coordination and site sequencing
  • Scope, budget, schedule, and deficiency control

Trusted commercial builders across British Columbia.

Oberizon works as a commercial general contractor on new build-outs and full fit-outs, from a single retail unit to a multi-suite floor. One team holds the scope, the budget and the schedule, so there is no gap between who priced the job and who runs it. That is the difference between a commercial builder and a broker with a list of subtrades.

  • Commercial general contractor

We hold the prime contract, carry the trades and answer for the deficiency list. Nothing is subcontracted out of our control.

  • Commercial construction companies compared

Ask any shortlist for their base-building verification, not their gallery. Electrical capacity and make-up air decide a fit-out price, and most quotes assume rather than check.

  • General contracting company, one contract

Scope, budget, schedule and inspections sit with us. The owner signs one agreement rather than coordinating eight.

Retail and restaurant construction.

Restaurant and retail work is a services problem wearing a finishes costume. Grease interceptors, make-up air, exhaust routing and grease-duct fire separation decide both the budget and the permit route, and none of them are visible in a mood board. We price those first and the finishes second.

  • Restaurants and food service

Exhaust, make-up air and interceptor requirements are confirmed with the municipality and the health authority before a layout is priced.

  • Retail and showroom

Storefront glazing, exiting and accessible routes drive the shell work. Fixtures and finishes follow the base-building condition.

  • Change of use

Retail becoming food service is a new occupancy classification. It triggers exiting, ventilation and washroom requirements the previous tenant never had to meet.

Questions

Frequently asked.

How long does a commercial build take?

Budget 6 to 16 weeks for permits, then 10 to 16 weeks on site for a 2,500 sq ft fit-out. Permit time varies more than construction time.

Are you a construction company near me?

Our office is on Foster Street in White Rock and we work across fourteen Lower Mainland cities, from the Semiahmoo Peninsula to Chilliwack. Everything is run from that office rather than handed to a local sub, so the site supervisor on your job is the one you met. If your address is outside that area we will say so rather than take the drive.

Do you work across British Columbia?

We work across the Lower Mainland and the Fraser Valley, which is fourteen cities from White Rock out to Chilliwack. We are not a province-wide contractor and do not pretend to be. Every city we name has a page setting out its own permit authority and route, with the municipality's own pages cited.

How much does commercial construction cost?

$120–$220 per sq ft turnkey — typically $300k–$550k for a 2,500 sq ft space. Base-building condition and finish level move that number most.

Where does Oberizon deliver commercial construction?

Across the Lower Mainland from a White Rock head office, covering 14 cities from White Rock out to Chilliwack.

What should I have ready before starting?

The address, your lease stage and a target opening date. Drawings and a budget range help. The more we know early, the tighter the feasibility comes back.
