Commercial Contractors in Langley, BC

Langley is two municipalities, not one. The Township and the City permit separately, and the address decides which of them reviews your drawings — not the mailing city on your lease. We have two dental builds in progress on 272 Street, in the same complex.

Permits

Building in Langley.

The Township of Langley runs a Tenant Improvement X-Press service — an expedited route for eligible interior projects, applied for separately from the standard tenant improvement stream and administered by its Permit, Licence and Inspection Services department. The City of Langley is a different municipality with its own tenant improvement guide and no equivalent published stream.

The practical effect is that the boundary has to be checked before anything else. Two addresses a few hundred metres apart can sit in different municipalities, go to different departments and follow different application routes — and eligibility for the Township's X-Press stream is worth confirming before the drawings are packaged, not after.

The market here

What Langley is like to build in.

Langley's professional space has followed its residential growth outward, so much of the newer clinic and office tenancy sits in Willoughby and along the 200 Street corridor rather than in the older City core. A lot of it is recent construction in mixed-use or standalone commercial buildings, which generally means adequate base-building services and fewer structural surprises than the older municipalities. Walnut Grove, Murrayville and Brookswood carry smaller neighbourhood practices. The market skews toward family healthcare — dental, medical and pharmacy — tracking the young families that have driven the area's growth.

2026 commercial range

$120–$220 per sq ft

The same band applies in every city we work in. What changes is why a job sits high or low inside it.

Why Langley sits where it does

Langley prices at the lower-middle of the band. Much of the clinic and office stock in Willoughby and along the 200 Street corridor is recent construction, which usually means adequate base-building services and fewer structural surprises than the older municipalities, and the drive from White Rock adds nothing to a job.
