Build-outs for clinical spaces — dental, medical, pharmacy — governed by CSA Z8000 and IPAC infection-control barriers, not standard commercial code alone. Operatory clearances, suction and compressed-air runs, imaging shielding, and sterilization corridor separation all have to be planned before construction begins.
Typically 90–120 days from permit to handover for a standard operatory fit-out. Oberizon's fastest delivered project — a full clinic with five operatories — took exactly 90 days, because equipment and services were coordinated before demolition started.
Expect a building permit, mechanical and electrical trade permits, and an accessibility review under the BC Building Code. Fraser Health sign-off is typically required before occupancy, and strata or landlord approval is needed on most tenant improvements.
$180–$250 per square foot for a standard BC pharmacy build-out. A 1,500 sq ft pharmacy typically runs $270,000–$375,000, before dispensary security glazing and USP 795/797 compounding-room pressure cascades.
