Two things about our published profile differ from the others, and both are verifiable rather than claimed.

We publish our cost bands. Every build type we do has a per-square-foot range on its service page and in these guides — $150–$260 per sq ft for a medical clinic, $300–$450 per sq ft for a dental clinic, $180–$250 per sq ft for a pharmacy, $120–$220 per sq ft for an office fit-out. None of the other three publish rates on the pages reviewed here. That is normal in this industry; we publish them because a client comparing quotes should be able to see where a number comes from.

  2. Show me proof of liability insurance and its limit.
  3. Three references from the last two years, in my build type. Not your best three ever — your last three.
  4. Who is my site supervisor, how many other jobs will they run at the same time, and will they change?
  5. How are change orders priced and approved? Ask to see a blank one.
  6. What contingency is in this number, and what happens to it if it is not used?
  7. How long do you hold this price, and what are the escalation terms?
  8. What is in the schedule for permitting, and what happens if the city takes longer?
  9. How are deficiencies handled at the end, and when does the warranty start?
  10. Which parts of this are subcontracted, and which are your own crews?

A contractor who answers all ten without hesitating is showing you how the job will be run. One who is vague on change orders and contingency is showing you that too. Comparing the Quotes, Not the Companies

Once you have three numbers, the comparison stops being about brand and starts being about scope. Two quotes for the same clinic are almost never pricing the same work. Check each on mechanical scope, base-building remediation, permits and inspections, whether millwork is drawn or carried as an allowance, contingency, and deficiency and warranty terms.
