Project review
We walk the space and price the risk before you commit to commercial renovation. Permits and services are the two that bite.

West Vancouver Construction
Renovating an occupied space means working around a business that still has to trade. We plan that before the site gets busy. Drawings, permits and trades are sequenced by one team out of White Rock.
Experience
Jas Oberoi has run Oberizon from its White Rock office since 2021. Work near West Vancouver runs through the same four stages.
We walk the space and price the risk before you commit to anything.
Drawings and permits go in while equipment and long-lead items are ordered.
One site lead holds the trades and calls you with progress every week.
Inspections cleared and the deficiency list closed before you take the keys.
Reviews
Very impressed with Oberizon Construction and the way they handled our dental clinic build. The team managed everything from planning to execution, and the final result was exactly what we envisioned.
We hired Oberizon to build out our dental clinic and they did an amazing job. The place looks so clean and modern, exactly the look we were going for.
Working with Oberizon on our dental clinic was a great experience from start to finish. Jas Oberoi and his team were professional, responsive, and genuinely invested in getting the details right.
Local planning
Oberizon works across the Lower Mainland, including West Vancouver and premium North Shore properties. Every project is planned around site access, inspection windows and how the finished space has to run.
West Vancouver work is shaped by luxury residential expectations, boutique healthcare spaces. We use that to set scope and sequence before demolition starts.
2026 range

What that covers
What decides this build
The building keeps trading while you work in it. Every noisy hour, every shared corridor and every fire-alarm isolation has to be agreed with a landlord who has other tenants to answer to.
Work is sequenced against the tenancy schedule: demolition and anything that breaks the fire-alarm loop happens after hours, finishing trades run in the day. The programme is written around the landlord's approval turnaround, which is the item most often assumed rather than confirmed.

Noisy work runs outside opening hours. The unit keeps trading and the neighbouring tenants are not the ones complaining.
Drawing sign-off is scheduled with a defined response window written into the programme rather than assumed.
Where to go next
Questions
Yes. We run commercial renovation across the Lower Mainland from our White Rock head office, and that includes West Vancouver and premium North Shore properties. Tell us the address and we will walk the space before you commit to anything.
West Vancouver issues its own building permit, reviewed against the BC Building Code and the city's zoning bylaw, and the route differs from neighbouring municipalities. We confirm the current requirements with the city at the start of every job rather than working from the last one.
$95–$180 per sq ft turnkey — typically $240k–$450k for a 2,500 sq ft space. Base-building condition and finish level move that number most. The full 2026 breakdown is in the cost guide at /cost.
Most conversations start around Dundarave, Ambleside, and Park Royal. We travel further when the scope justifies it.
The address, your lease stage and a target opening date. Drawings and a budget range help. The more we know early, the tighter the feasibility comes back.
Usually yes. Work is split into zones, with demolition and anything affecting the fire-alarm loop scheduled after hours. Phasing around an operating business typically extends the programme by roughly a third against an empty unit, and protects the revenue that would otherwise stop.
The landlord approves the drawings before the building permit is applied for, and that approval window is the most commonly underestimated part of the schedule. We ask for a defined response time in writing rather than assuming one.
Yes. A review finds the permit and service risks before you sign a lease or a design. That is the cheapest point to find them — a change after drawings are sealed costs weeks, not hours.
Before you commit to a space, drawings, a budget, or a construction timeline, book a consultation and we will tell you what has to be planned before construction starts.
