Local planning

How it runs in Delta.

Oberizon works across the Lower Mainland, including Delta and the Ladner and Tsawwassen communities. Every project is planned around site access, inspection windows and how the finished space has to run.

Delta work is shaped by family communities, medical and dental access. We use that to set scope and sequence before demolition starts.

What decides this build

The building keeps trading while you work in it. Every noisy hour, every shared corridor and every fire-alarm isolation has to be agreed with a landlord who has other tenants to answer to.

Work is sequenced against the tenancy schedule: demolition and anything that breaks the fire-alarm loop happens after hours, finishing trades run in the day. The programme is written around the landlord's approval turnaround, which is the item most often assumed rather than confirmed.

Project review

We walk the space and price the risk before you commit to commercial renovation. Permits and services are the two that bite.

Trading protected

Noisy work runs outside opening hours. The unit keeps trading and the neighbouring tenants are not the ones complaining.

Landlord approvals

Drawing sign-off is scheduled with a defined response window written into the programme rather than assumed.

Questions

Frequently asked.

Does Oberizon handle commercial renovation in Delta?

Yes. We run commercial renovation across the Lower Mainland from our White Rock head office, and that includes Delta and the Ladner and Tsawwassen communities. Tell us the address and we will walk the space before you commit to anything.

Who issues the building permit for commercial renovation in Delta?

Delta issues its own building permit, reviewed against the BC Building Code and the city's zoning bylaw, and the route differs from neighbouring municipalities. We confirm the current requirements with the city at the start of every job rather than working from the last one.

How much does commercial renovation cost in Delta?

$95–$180 per sq ft turnkey — typically $240k–$450k for a 2,500 sq ft space. Base-building condition and finish level move that number most. The full 2026 breakdown is in the cost guide at /cost.

What areas near Delta does Oberizon serve for commercial renovation?

Most conversations start around Tsawwassen, Ladner, and North Delta. We travel further when the scope justifies it.

What should I prepare before starting commercial renovation in Delta?

The address, your lease stage and a target opening date. Drawings and a budget range help. The more we know early, the tighter the feasibility comes back.

Can the business keep trading during a commercial renovation?

Usually yes. Work is split into zones, with demolition and anything affecting the fire-alarm loop scheduled after hours. Phasing around an operating business typically extends the programme by roughly a third against an empty unit, and protects the revenue that would otherwise stop.

Who approves the work in a leased commercial unit?

The landlord approves the drawings before the building permit is applied for, and that approval window is the most commonly underestimated part of the schedule. We ask for a defined response time in writing rather than assuming one.

Can Oberizon review my Delta space before I commit?

Yes. A review finds the permit and service risks before you sign a lease or a design. That is the cheapest point to find them — a change after drawings are sealed costs weeks, not hours.
