Chilliwack Construction
Renovating an occupied space means working around a business that still has to trade. Chilliwack publishes how long its commercial review actually takes, which almost no municipality here does. It quotes six to eight weeks at the low end and warns that busy periods run past twelve. That figure belongs in your opening date from the first week rather than in a phone call in month three.
Chilliwack and the eastern Fraser Valley are served from the White Rock office, to the same standards as the clinics and offices we build closer to home.
Experience
Jas Oberoi has run Oberizon from its White Rock office since 2021. Work near Chilliwack runs through the same four stages.

We walk the space and price the risk before you commit to anything.
Drawings and permits go in while equipment and long-lead items are ordered.
One site lead holds the trades and calls you with progress every week.
Inspections cleared and the deficiency list closed before you take the keys.

Reviews
Very impressed with Oberizon Construction and the way they handled our dental clinic build. The team managed everything from planning to execution, and the final result was exactly what we envisioned.
We hired Oberizon to build out our dental clinic and they did an amazing job. The place looks so clean and modern, exactly the look we were going for.
Working with Oberizon on our dental clinic was a great experience from start to finish. Jas Oberoi and his team were professional, responsive, and genuinely invested in getting the details right.
Local planning
A tenant improvement is its own permit category in Chilliwack rather than a subset of a general commercial application, and a change of occupancy type triggers one even where nothing is being altered. The city asks for a letter of authorization from the building owner alongside the drawings.
Chilliwack's commercial base runs through the downtown core and out along the Vedder and Sardis corridors, where most of the newer retail and professional tenancy sits. Residential growth in Promontory and Garrison has pulled clinic and service demand east with it, well past where the Fraser Valley market used to stop. The building stock splits sharply between mid-century downtown space and recent suburban construction, so what the base building will support is the first thing worth checking rather than the last. Chilliwack also runs its own tenant improvement permit category, separate from a general commercial application.

What that covers
What decides this build
The building keeps trading while you work in it. Every noisy hour, every shared corridor and every fire-alarm isolation has to be agreed with a landlord who has other tenants to answer to.
Work is sequenced against the tenancy schedule: demolition and anything that breaks the fire-alarm loop happens after hours, finishing trades run in the day. The programme is written around the landlord's approval turnaround, which is the item most often assumed rather than confirmed.
We walk the space and price the risk before you commit to commercial renovation. Permits and services are the two that bite.
Noisy work runs outside opening hours. The unit keeps trading and the neighbouring tenants are not the ones complaining.
Drawing sign-off is scheduled with a defined response window written into the programme rather than assumed.
Where to go next
Questions
Yes. We run commercial renovation across the Lower Mainland from our White Rock head office, and that includes Chilliwack and the eastern Fraser Valley. Tell us the address and we will walk the space before you commit to anything.
The building permit is issued by City of Chilliwack — Development and Regulatory Enforcement Services, Building Division, reviewed against the BC Building Code and the city's own zoning. Chilliwack issues a distinct Tenant Improvement permit for work inside an existing tenant space, separate from a new commercial building permit. Review typically runs a minimum of 6 to 8 weeks and upwards of 12 weeks in busy periods.
$95–$180 per sq ft turnkey — typically $240k–$450k for a 2,500 sq ft space. Base-building condition and finish level move that number most. The full 2026 breakdown is in the cost guide at /cost.
Most conversations start around Downtown Chilliwack, Sardis, and Promontory. We travel further when the scope justifies it.
The address, your lease stage and a target opening date. Drawings and a budget range help. The more we know early, the tighter the feasibility comes back.
Usually yes. Work is split into zones, with demolition and anything affecting the fire-alarm loop scheduled after hours. Phasing around an operating business typically extends the programme by roughly a third against an empty unit, and protects the revenue that would otherwise stop.
The landlord approves the drawings before the building permit is applied for, and that approval window is the most commonly underestimated part of the schedule. We ask for a defined response time in writing rather than assuming one.
Yes. A review finds the permit and service risks before you sign a lease or a design. That is the cheapest point to find them — a change after drawings are sealed costs weeks, not hours.
Before you commit to a space, drawings, a budget, or a construction timeline, book a consultation and we will tell you what has to be planned before construction starts.
