Bathroom Renovation Cost & Aging-in-Place Design in BC

A cosmetic bathroom refresh in the Lower Mainland generally runs $12,000 to $25,000. A full replacement in the same layout runs $25,000 to $45,000. A full gut that moves fixtures or converts a tub alcove to a curbless shower runs $45,000 to $90,000. A bathroom is the most expensive room in a house for its size, because there is almost nothing in it that is not plumbing, waterproofing or tile. This guide covers what sits in each tier — and then the thing most bathroom cost guides leave out entirely, which is that the BC Building Code publishes precise clearances for a bathroom that still works when the person using it is eighty, and your house is exempt from every one of them. We renovate occupied houses across Metro Vancouver and the Fraser Valley as part of our home renovation work, and the wall you are about to close is the last cheap chance to get this right.

What a Bathroom Renovation Costs by Scope Tier

Planning ranges observed across Lower Mainland contractors and published guides in September 2026. Not a quote, and deliberately not stated per square foot — bathrooms are priced by fixture count and by whether the drains move, not by floor area.

Excluded from all three, and worth budgeting for separately: a hazardous materials survey where the house predates 1990, and structural work where a wall or floor joist is being altered to drop a shower drain.

Standard Bathroom vs. Accessible Bathroom

The two are not different budgets so much as different decisions taken at the same moment. Almost everything in the right-hand column is free or close to it if it is decided before framing, and expensive or impossible afterwards.

The Code Your House Is Exempt From

The BC Building Code's adaptable dwelling provisions came into force on 10 March 2025, having been deferred from the main BCBC 2024 date of 8 March 2024 to allow more training and engagement.

They apply to at least one in five units in larger apartment and condominium buildings, and to ground-floor units in smaller ones. They do not apply to single-family homes, to secondary suites, to units of more than two storeys, to units with separate exterior entries, or to units without interior accessible corridor access.

So if you are renovating a bathroom in a house, no inspector will ask you for any of this. That is precisely the argument for using it. The province has already done the work of deciding what dimensions actually function, published it with illustrations, and made it free to read. You get the benefit of that research without the obligation — and unlike almost every other decision in a renovation, these ones cannot be revisited once the tile is on.

The Clearances, and Where They Come From

Every figure below is from the BC Building Code 2024 adaptable dwelling provisions and the province's own illustrative design guide for them. The article references are given so you can hand this list to a designer or a building official and have it mean something.

Doors. Clear opening width of not less than 850 mm with the door in the open position (3.8.5.4). A standard 760 mm door slab does not achieve this; a 860 mm slab does, and on a tight bathroom an outswing or a sliding door is often the only way to get there.

Path of travel. Not less than 1 000 mm clear width, reducible to 850 mm over a length of not more than 600 mm (3.8.3.2). That is the rule that decides whether the hallway to the bathroom works.

Toilet. A clear lateral transfer space at least 1 500 mm long measured from the wall behind the toilet and at least 900 mm wide measured from the closest edge of the seat, with no fixed element in it — not a vanity, not a counter return. The toilet centreline sits 460 to 480 mm from the side wall (3.8.5.7, via 3.8.3.12).

Basin. Clear floor space 800 mm by 1 350 mm centred on the basin, of which not more than 430 mm may sit under the counter measured from the front edge. Basin centreline not less than 460 mm from a side wall.

Shower. Clear floor space 900 mm by 1 500 mm. A low-profile threshold of not more than 13 mm is what allows the door's clear floor space to overlap into the shower — which is usually the only way a small bathroom satisfies everything at once.

The province's guide is blunt about the intent: a shower or bathtub does not have to be made accessible at initial construction, but the plumbing does have to accommodate one in future.

Grab Bar Blocking Is the Cheapest Thing You Will Ever Install

This is the single highest-return decision in a bathroom renovation, and it is invisible.

The requirement (3.8.5.7(1)(e), with Note A-3.8.5.7(1)(e)) is that walls adjacent to the toilet and the shower or bathtub be reinforced to take grab bars fitted later. The guidance names the method: plywood or solid lumber behind the wall finish, encompassing the locations where future bars would go.

The locations are published, so there is no guesswork:

In an open wall this is a sheet of plywood and an hour of carpentry. In a finished wet wall it means removing tile and waterproofing membrane, which means retiling — and the tile will not be matched, so it means retiling the whole wall. It is the clearest example in residential construction of a cheap decision that becomes an expensive one the day the drywall goes up.

The Plumbing Decisions You Cannot Undo Later

Three of these, all invisible, all set at rough-in.

Basin drain height. To leave room for knees under a basin later, the province's guide sets the drainpipe centreline at not less than 355 mm above the finished floor, so that the underside of the P-trap clears the floor by not less than 230 mm. Set the drain at the conventional height and a future wall-hung basin has a P-trap where a person's knees need to be, and moving it means opening the wall.

Shower and bath controls. Rough-in plumbing located in the wall where accessible controls and a shower head would be needed, or a plumbing arrangement that could practically be rerouted later. "Practically" is doing real work in that sentence — rerouting through a loadbearing, fire-rated or exterior wall often is not practical, which is why the position is chosen now.

A future tub-to-shower conversion. A tub drain and a shower basin drain do not have to line up. If the intention is that the tub becomes a curbless shower one day, the drainage solution has to be designed now — commonly a second drain roughed in under the tub.

A Short Glossary

Curbless shower. A shower with no upstand at the entry, so the floor runs continuously in. Needs the drain dropped into the floor structure, which is why it is a structural conversation and not a tile one.

Low-profile threshold. An upstand of not more than 13 mm. The compromise where a fully curbless floor is not achievable, and the figure the Code uses to allow clear floor spaces to overlap into the shower.

Blocking. Timber or plywood fixed between studs to give a fixing something solid to bite into. What grab bar reinforcement physically is.

Clear floor space. Floor area that must be kept free of fixed elements. A vanity, a counter return or a heated towel rail inside a required clear floor space defeats it.

Lateral transfer space. The clear area beside a toilet that lets someone move sideways onto it from a wheelchair or a walker. The 900 mm by 1 500 mm figure.

Adaptable, not accessible. Adaptable means built so it can be made accessible later without reconstruction. It is the standard the Code sets for dwellings, and the right target for a house.

What Drives Bathroom Cost Up

Moving the drains. As with a kitchen, this is the decision that moves you between tiers. A toilet or shower drain relocation means the floor structure is opened, which means access from below or a lifted subfloor.

Waterproofing done properly. A sheet or liquid membrane behind tile, correctly lapped and tested, is not where to save money. It is the failure that destroys the ceiling below, and it is entirely hidden once tiled.

Tile format and pattern. Large-format tile needs a flatter substrate and more preparation. Herringbone and mosaic multiply the setting labour for the same area.

Heated floors. Modest in material, but they add a thermostat, a circuit and a coordination step between the electrician and the tile setter.

Ventilation. An undersized or badly ducted fan is how a new bathroom grows mould in year two. The duct has to reach the exterior on a short run, and in a mid-floor bathroom that route is not always obvious.

A pre-1990 house. Since 1 January 2024, WorkSafeBC requires asbestos abatement employers to be licensed and abatement workers to be certified, with surveys carried out before material is disturbed. Old sheet flooring and textured ceilings are exactly the materials a bathroom renovation disturbs first.

Conclusion

The cost of a bathroom follows the drains: keep them and you are in the $25,000 to $45,000 band, move them and you are in the $45,000 to $90,000 band. That part is ordinary. What is not ordinary is that BC publishes the exact clearances for a bathroom that will still work in twenty years, exempts your house from all of them, and gives you one chance — the day the wall is open — to build to them for almost nothing. Put the blocking in, hold the 900 mm by 1 500 mm beside the toilet, set the basin drain high, and the room will outlast the tile. Yes, but only if the plumbing was installed with that in mind. The BC government's own guidance on adaptable design notes that a tub can be converted to an accessible shower in future provided the plumbing infrastructure, grab bar reinforcement, shower size and clear floor space are all provided. The drain is the catch: a tub drain and a shower basin drain do not have to align, so a future conversion needs a drainage solution designed in, such as a second drain roughed in under the tub.

Do I need a permit to renovate a bathroom in BC?

Replacing fixtures, tile and a vanity in the same positions generally does not require a building permit. Moving the toilet, the shower drain or a wall does, because it is plumbing and sometimes structural work that has to be inspected.
